Buy, Renovate & Sell

Buy a dated Dubai property below the price of renovated equivalents, add value with a licensed renovation, and sell — with every cost on the table before you commit, including the ones most flip pitches leave out.

Plan for9–12 months
Round-trip costs≈8–10% of value
Renovation budget≈10–15% of price

What it is

Buy, Renovate & Sell, in plain terms.

You buy a tired but well-located apartment or villa — dated kitchen, bathrooms, layout or finishes — priced below what updated equivalents in the same building achieve. A licensed contractor renovates it, and you sell. The profit is the gap between what you paid and what the finished home sells for, minus every cost in between.

It is a capital-growth strategy, not an income strategy: while the work is done and the home is on the market it earns nothing and costs money in service charges and utilities. It is also different from selling an off-plan contract before handover — that carries a different set of rules and risks.

How it works

Six stages, from sourcing to sale.

Each stage is explained plainly — so you know what is being handled for you, what it costs, and what is not.

01

Source & underwrite

We look for buildings with proven resale demand and a dated unit priced below renovated comparables — then model the full cost stack before you see it.

02

Buy

A standard freehold purchase through the Dubai Land Department. Transfer fee, registration and agent commission are paid at completion, and overseas buyers can complete remotely.

03

Approvals

Before any work starts: a No Objection Certificate from the developer or owners’ association, an approved contractor, and further municipal approval for significant structural changes.

04

Renovate

A fixed scope and budget agreed in writing, a licensed contractor and regular progress updates — kept to what the building’s buyers will actually pay for.

05

Market & sell

Priced against live comparables and listed through a licensed broker. The seller’s NOC, with service charges cleared, is needed before transfer.

06

Settle

The sale completes at the Dubai Land Department. We flag currency conversion and your home-country tax position before you start — not after.

The honest numbers

The full cost stack — nothing left out.

Most flip pitches quote a headline return and stop. Here is one worked example with every line in it, so you can see how much of the price rise is used up before you earn a dirham.

Of the AED 300,000 rise in value in this example, about 63% (AED 188,500) goes on costs. That is why the discount at the point of purchase matters more than anything you do afterwards.

The break-even sale price is about AED 1,086,000 — roughly 21% above what was paid. Below that, the flip loses money. We show you the break-even for any specific unit before you commit.

Purchase price (AED)900,000
Buying costs (AED): DLD 4%, agent ≈2%, fees≈58,500
Renovation & furnishing (AED)90,000
Holding costs, ≈9 months (AED)≈12,000
Total invested (AED)≈1,060,500
Sale price, renovated (AED)1,200,000
Selling costs: agent ≈2%, fees (AED)≈28,000
Net profit (AED)≈111,500
Return on total invested≈10.5%

Illustrative only: it assumes a dated one-bedroom bought well below what renovated equivalents in the same building sell for, and a sale at the planned price. It excludes finance costs, overruns, VAT where it applies and tax, and is not a forecast, an offer or a promise of returns. Fees shown are general — confirm current Dubai Land Department charges and developer NOC fees before relying on them.

Approvals, costs & tax

The rules that actually shape a flip.

Here is the general position. Details vary by building, so we check the specifics for any unit before you commit.

Permission before any work

Renovation normally needs a No Objection Certificate from the developer or owners’ association, and works must use a contractor the community approves, within its permitted hours. Significant structural alterations can need further municipal approval.

Unapproved works can be stopped, and approval timelines can add weeks — which is why we build them into the 9–12 month plan rather than hoping for the best.

Costs and tax

The Dubai Land Department transfer fee is 4% of the price (plus small admin fees) and is normally paid by the buyer. Agent commission is commonly around 2%, and developer NOC fees are paid by the seller.

The UAE does not charge individuals capital gains tax or personal income tax on property. But repeat buying and selling can be treated as a business activity under UAE corporate-tax rules, so frequency matters.

If you are UK tax-resident, UK Capital Gains Tax can still apply to a gain on overseas property, even though the UAE charges none. The same goes for many other countries — take advice before you buy.

The rule we underwrite to

“The profit in a flip is made when you buy, not when you sell. If the numbers only work on an optimistic sale price, they don’t work.”

Common mistakes

What we underwrite against.

What to weigh up

There is no income while the work is done and the home is on the market, and holding costs run until it sells. Works can overrun, approvals can be slow, and the market can move between buying and selling. You also need capital ready to deploy — short holds and early-settlement fees mean many investors fund a flip with cash rather than a mortgage. If a home does not sell on time, the options are to reduce the price, or to let it as a standard buy-to-let while you wait for the right buyer (see Ready Buy-to-Let), subject to the building’s rules and your numbers.

Is it right for you?

Who Buy, Renovate & Sell suits.

A good fit if you…

  • want capital growth over a defined 9–12 month window
  • have capital ready to deploy, not tied up elsewhere
  • are comfortable with a project that earns nothing until it sells
  • want the sourcing, approvals and works coordinated for you

You might prefer another strategy if you…

  • want income while you wait — see Ready Buy-to-Let
  • would rather not carry holding costs with no income
  • cannot accept a sale taking longer than planned

Good to know

Common questions about buying, renovating and selling.

Is it legal to buy and resell property in Dubai?

Yes. Completed freehold property can be resold through the normal Dubai Land Department transfer process. Off-plan contracts have their own resale rules set by the developer — that is a different strategy, and we cover it separately.

How much profit can I make?

It depends almost entirely on the price you buy at and what the works cost. The worked example above shows about 10.5% on total invested for a well-bought unit after every cost, with a break-even price roughly 21% above purchase. Figures quoted elsewhere vary widely, so we would rather show you the arithmetic for a specific property than promise a range.

How long does it take?

Plan for 9–12 months from purchase to sale: approvals, works and a listing each take time. Shorter is possible and longer is a real risk — which is why holding costs are in the numbers from day one.

Will I pay tax on the profit?

The UAE does not charge individuals capital gains tax or personal income tax on property, but repeat trading can be treated as a business activity under UAE corporate-tax rules. Your home country may tax the gain too — UK tax-residents can owe UK Capital Gains Tax on overseas property. Take advice before you buy.

Can I do this from overseas?

Yes. Because it is one managed project with a clear start and finish, it suits investors who will not be on the ground — the purchase, works and sale can all be coordinated remotely.

What if it does not sell on time?

Holding costs keep running, so the options are to reduce the price, or to let it as a standard buy-to-let while you wait for the right buyer, subject to the building’s rules and your numbers. We build a longer-than-planned hold into the break-even before you commit.

Do I need cash, or can I use a mortgage?

Many investors fund a flip with cash, because short holds, early-settlement fees and lending limits for non-residents can make borrowing expensive. We will talk through your options honestly rather than assume one answer.
