Here’s exactly what happens once you’ve decided to proceed — and everything we keep doing long after the keys change hands.

From decision to completion

Step 1

Reservation

You reserve the property with a reservation fee, taking it off the market while the legal process runs. We confirm the terms in writing first — nothing is a surprise.

Step 2

Onboarding & AML

Your solicitor is instructed and anti-money-laundering checks are completed. We hand over six months of statements and ID once, cleanly, and coordinate everyone so it moves quickly.

Step 3

Legals & exchange

Contracts, searches and enquiries are worked through by your conveyancer. Exchange typically follows in around a month, at which point your purchase is secured.

Step 4

Completion

Funds move, title transfers, and the property is yours. For off-plan purchases, completion follows practical completion of the build, with a snagging inspection before you accept it.

Running the investment

The practical things every landlord needs to stay on top of — we’ll point you to the right specialist for each.

Tax & accounting — non-resident landlords can receive rent gross under the NRLS once registered, and UK rental income is declared through Self Assessment. We’ll introduce a property-savvy accountant.
Compliance — gas safety, electrical (EICR), EPC and, for HMOs, licensing and room standards — all handled within full management.
Insurance — landlord buildings and, where relevant, contents and rent-guarantee cover arranged.
Reporting — clear statements so you always know what your property is earning, net.
